Should You Take on Client Remodels?

Once you’ve become an established name in the fix-and-flip industry, you’ll start attracting people who are interested in your services. Some will seek you out because they know you’re working on some outstanding properties and want to be first in line to see them once your renovations are done. Others may be looking to offload some older homes they have in their portfolios and know that you can transform them into amazing houses.
But then there are some homeowners who may come to you because they’ve seen your remodeling skills. Some of these people may be part of your team—a lender, an attorney you’ve worked with, or even a contractor you’ve hired. Instead of wanting to buy one of your homes or sell you a property, they want to hire you to remodel their house.
It’s Extra Money, but There are a Few Catches
If you have time in your schedule, doing client remodels is a way of making a little extra money. It can keep your team busy with work while you line up more properties to buy and rehab. While fixing up homes and flipping them is going to make you much more money, you may not always have these projects lined up. If you’ve got a break in between updating your own properties, doing a remodel is better than not having any money coming in.
You do have to be aware that remodeling someone else’s home isn’t the same as updating a property you own. You’re now working with someone else’s schedule, wants, and needs. Someone else is now calling the shots—you have to make sure your client approves of the paint colors, flooring choices, light fixtures, and even the drawer knobs and cabinet handles. You’re not exactly your own boss when you’re doing a remodel, and that can be frustrating.
If you’re going to do client remodels, choose your clients wisely. This is side work while you line up new fix and flip properties, so you can afford to be picky. You don’t want to lose a good business or personal relationship because a remodel didn’t go as planned.
